What is a home measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, an appraiser measures the property with a measuring tool — generally a tape or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like closets, entryways, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser creates a report and detailed floorplan showing the total square footage and the general layout of the home. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a measurement service?

Disputing property taxes

Tax records often reflect the wrong area of a property because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more space than you actually own! Unless a certified appraiser has recently executed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before attempting to challenge your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A home floorplan service can ensure that you're paid fair market value for your house. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since these values are frequently estimated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your property, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your home or property is to reference a recent appraisal or measurement service completed by an appraiser (after any updating that might have affected square footage).

For real estate professionals

To ensure that your client's property closes at a price that correctly reflects market value, we recommend requesting a home measurement of the property. Clients, and potential buyers, will be grateful for your attentiveness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tool for enticing potential buyers since they can review the layout and attributes of the home before and after a showing.
